Rental Terms

Deposit Requirements & Cancellation Policy

We require a 50% deposit at the time of booking, with the remainder to be paid in full *60/90 days prior to arrival. If the booking originates within the *60/90 day mark, the entire total is due at the time of booking.All reservations must be paid in full prior to arrival.

We accept Visa, MasterCard & Discover, as well as checks.

Based on your Fee Schedule: Cancellations must be made at least *60 or 90 days prior to your arrival in order to receive a refund. No refunds will be made on cancellations received less than *60/90 days prior to arrival regardless of when the reservation was made. There will be a $100.00 fee for all cancellations, including changing dates or dropping nights from your original reservation. $50.00 booking fee is non-refundable.

Cancellations after the final payment has been received will be completely non-refundable.

All reservations are subject to a non-refundable $50 processing fee.

At the time of booking all reservations are subject to a ‘usage/cleaning fee’ that is applied to the cost to clean the property after your departure. This charge may vary depending on length of stay and size of property.

*The Final Payment/Cancellation policy is increased from a 60 day policy to a 90 day policy during Prime Rate Seasons.  

Accidental Damage Insurance/Deposit

ACCIDENTAL DAMAGE INSURANCE may be purchased for $49. This policy offers the guest up to $3000 in coverage should any accidental damage occur – while we can’t require that you purchase this policy, in the event you opt out, you would then be subject to paying a $3000 refundable deposit.

Pet Policy

Canines are allowed at some of our vacation homes. While some properties limit it to only one pooch, our other pet friendly homes are never to exceed two pooches. We do require a signed pet agreement prior to arrival and charge $25 per pet, per night (maximum of $150.00), in addition to the nightly rate. We must know about any pets traveling with you at the time of the reservation.

Minimum Night Requirements

Prime Seasons (Holiday, Spring Break, and Summer): 5- 7 Nights, depending on the location and season.

All other times the minimum night stay is 3 nights.


Check In/Out Times & Procedures

Check-in Time is 4:00 pm (Early check in will only be allowed after approval through our office in advance and may be charged a $50 early check in fee.  Please DO NOT show up at the property before the previously agreed upon arrival time.)

Check-out Time is 10:00 am (Plan to vacate the property no later than 10 am. Late check out will only be allowed after approval through our office in advance and may be charged a $50 late check out fee or $150 for any late check out that was not prearranged through our office.


We provide all linens & towels. Our vacation homes are also stocked with enough provisions such as toilet paper, paper towels, body wash, facial tissue, laundry, dish and hand soap to get you started, but we do not replenish during your stay. Depending on the length of your stay and level of usage, you may need to bring excess with you, or purchase more of these items locally.  There is a $45 per hour charge for a mid-stay clean, at which time we will restock such items to the level at which they were upon your arrival. Ancillary provisions such as aluminum foil, ziplocks, spices, coffee filters, etc., are provided only if left behind by a previous guest.  You will need to bring your personal hair products and styling tools.

Minimum Age Requirements & Events

OCCUPANCYALL RENTALS ARE TO BE OCCUPIED BY FAMILIES OR GROUPS OF RESPONSIBLE ADULTS OVER THE AGE OF 25. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property.  No teen or college age groups are permitted. Weddings and other celebratory events exceeding maximum occupancy at any time are not permitted. If you misrepresent your group, or arrive with more than the maximum occupancy allowed, we reserve the right to prohibit use of the property, or to charge for additional guests/special event; the decision will be at our discretion. There will be no refund given in this situation. Properties are patrolled on a regular basis.

Other Information

You will be charged $50 per key or garage door opener not accounted for upon your departure.

For guests of Casey’s Slopeside ONLY: You will be charged $200 for every parking pass that is not accounted for upon your departure.

All properties are non-smoking.

Rates may be higher during Events and Festivals.
