Deposit Requirements & Cancellation Policy

We require a 50% deposit at the time of booking, with the remainder to be paid in full *90/120 days prior to arrival. If the booking originates within the *90/120 day mark, payment in full is due at the time of booking. All reservations must be paid in full prior to arrival.

We accept Visa, MasterCard, Discover, American Express, cashier’s checks, money orders and personal checks. and e-checks. When paying by e-check, you will still be required to provide a credit card which will be kept in an encrypted file for incidentals.

Based on your Fee Schedule: Cancellations must be made at least *90 or 120 days prior to your arrival in order to receive a refund. No refunds will be made on cancellations received less than *90/120 days prior to arrival regardless of when the reservation was made. There will be a $250.00 fee for all cancellations, including changing dates or dropping nights from your original reservation.

All reservations are subject to a non-refundable service fee equal to 5.0% of the total booking cost.

*The 2nd-half Payment/Cancellation policy is increased from the standard 90-day policy to 120 days for any reservation of 30+ nights, all Casey’s Slopeside bookings, and all bookings that occur during super-prime rate seasons

Accidental Damage Protection

A $49.00 charge for Accidental Damage Insurance (ADI) is automatically included in your booking. Please note, under no circumstance will we honor your personal homeowner insurance policy in place of the ADI included with your CB Prop reservation. 

Pet Policy

Canines are allowed at *most* of our vacation homes. While some properties limit to only one pooch, our other pet-friendly homes are never to exceed two pooches. We require a signed pet agreement before arrival and charge $50.00 per pet per night (maximum of $500.00/per pet). We must know about any pets traveling with you at the time of the reservation.

Minimum Night Requirements

Super-Prime Seasons (Christmas, New Year, Spring Break, and July 4) – 7 nights
Prime Seasons (July thru mid-August, and other holiday/festival weekends): 3 – 5 – 7 Nights, depending on the location and season.

All other times the minimum night stay is 3 nights.

Check In/Out Times & Procedures

NOTE: Due to the heightened COVID cleaning protocol, we will NOT be able to honor an early check-in or late departure. This also goes for early access to drop off groceries and/or luggage. We are committed to maintaining a contact-free arrival and departure experience. Please plan your travel accordingly. 

Check-in time is no earlier than 4:00 pm

Check-out time is no later than 10:00 am 

Supplies

We provide all linens & towels. Our vacation homes are also stocked with enough provisions such as toilet paper, paper towels, facial tissue, laundry, dish, hand soap, and body wash to get you started, but we do not replenish during your stay. Depending on the length of your stay and level of usage, you may need to bring excess with you or purchase more of these items locally. 

Ancillary provisions such as aluminum foil, zip locks, spices, coffee filters, etc., are provided only if left behind by a previous guest. You will need to bring your personal hair products, styling tools, and body soap.

There is a $75.00 per hour charge for a mid-stay clean, at which time we will restock supplies to the level they were upon your arrival. Mid-stay cleans need to be arranged with our office before you arrive. 

Occupancy & Events

The rental guarantor must be a responsible adult over the age of 25. Guarantor acknowledges that they will personally occupy the property for the entire lease period and will not sublet any portion of the property. Weddings and other celebratory events of any kind, regardless of the number of occupancy, are not permitted. If you misrepresent your group or arrive with more than the maximum occupancy as booked and confirmed, we reserve the right to prohibit the use of the property without a refund or to charge for additional guests; the decision will be at our discretion.

Other Information

You will be charged $50 per key or garage door opener not accounted for upon your departure.

For guests of Casey’s Slopeside ONLY: You will be charged $200 for every parking pass that is not accounted for upon your departure.

TAXES as required by Colorado include the collection of a twenty and nine tenths percent (20.9%) lodging tax for the Town of Crested Butte, sixteen and eight tenths percent (16.8%) lodging tax for properties in Mt. Crested Butte.
Bookings of 30 days or more will be exempt from lodging tax.

All properties are non-smoking.

Rates may be higher during Events and Festivals.

**All policies, rates, and availability are subject to change until a reservation is confirmed.

Service Animals: We require that you disclose that a service animal will accompany you upon booking. Please be advised that an animal used for comfort, assistance, or emotional support, is not the same as a certified “service or guide” animal; therefore, not permitted. However, if the animal is a certified “service or guide” animal, they are welcome yet expected to follow the same guidelines & terms as a “pet.”
